Many Realtors seem to believe that generating the most income is primarily a function of paying the lowest desk fees and obtaining the highest commission splits. They tend to believe that splitting their commissions with their company is tantamount to "giving back" some of what they have legitimately earned themselves.
Like sheep, they flock together looking for the company with the lowest costs and highest splits. The buzz (or Baa!) on who offers the "best deal" spreads throughout the group. The flock moves in that direction, seemingly blinded to other more complex, dynamic, and lucrative opportunities that offer to significantly increase their income and bottom line.
We have encountered prospective agents who love the idea that we charge no desk fees. However, when we disclose our commission splits, their minds slam shut to the real opportunities we offer for them to increase their bottom line. They return to the flock, once again seeking the "best deal."
Big corporate real estate companies also attract the flock, as if a well known franchise will make the big difference in their success formula. They pay large fees to use a well known franchise brand name that brings questionable results. Even though they operate under the banner of a national franchise, they are essentially on their own in establishing their individual market identity and customer base. These agents often end up competing--not cooperating--with fellow agents of their own company.
